We are undertaking a reclad of a 90’s home at the moment, construction methods and water management in residential homes have changed a lot since then for the better.
Here we have a photo of the SSS substrate, which was underneath the direct fixed stucco plaster, many years of moisture has left it warped and falling to pieces.
The other two photos are of an internal gutter where the glue had failed and nails had worked their way loose through thermal movement over time piercing the membrane, all the surrounding plywood and framing is rotten.
Visually this house didn’t look too bad from the outside but small amounts of water ingress into a home over time can cause a lot of damage.

Its great to see the scaffolding come down on this new build. The cladding on this home is a paint finished bagged brick. The rustic look that comes with this type of finish changes throughout the day as the sun hits the house at different angles causing shadows. This is one of our newly completed projects, an extension to an existing home for a client who wanted some additional living space. Our client wanted to use this as a ‘rumpus room’ and install an indoor golf simulator. We have purposely designed and built this space with cathedral ceilings to allow for this.
We did encounter some challenges during this job, which required resource consent due to the design breaching conditions regarding boundary set backs and total land coverage. We were able to work through the process of applying for and obtaining resource consent to ensure our client was able to proceed with the project.
We hope our client enjoys this unique and functional new space!
