With our latest site being hard against the footpath Mitre 10 Ferrymead kindly supplied us with some branded fence wrap.
This home will be fully renovated over the coming months with a 70m2 dining, entrance, pantry and garage extension. A relocated kitchen, the main bathroom being relocated into the old kitchen, a new ensuite in the old sunroom and all new windows and cladding.

Rise Residential became involved in this project in 2021 as an on-sold EQC claim, with our assistance the job progressed and eventually became a rebuild. Love that hot pink! Who knew sport could be so stylish?

On this home we replaced all the old single glazed timber windows with thermally broken aluminium inserts, the existing timber frames and architraves were retained to keep the character of this older, well maintained, home intact. We are undertaking a reclad of a 90’s home at the moment, construction methods and water management in residential homes have changed a lot since then for the better.
Here we have a photo of the SSS substrate, which was underneath the direct fixed stucco plaster, many years of moisture has left it warped and falling to pieces.
The other two photos are of an internal gutter where the glue had failed and nails had worked their way loose through thermal movement over time piercing the membrane, all the surrounding plywood and framing is rotten.
Visually this house didn’t look too bad from the outside but small amounts of water ingress into a home over time can cause a lot of damage.

The rustic look that comes with this type of finish changes throughout the day as the sun hits the house at different angles causing shadows. This cladding is accompanied with cedar fascia, cedar T&G raking soffits and cedar detailing around the upper windows. ... See MoreSee Less

This month we started a large renovation which involves a full replacement of the cladding, the roof, and windows. To protect the house from the weather during the work we are tenting the house in shrink wrap.
The size of the scaffolding prior to the installation of the shrink wrap is impressive.

The cedar tongue and groove ceiling linings have been installed with hidden fixings and 2 skylights allow light to flood into the space. This is one of our newly completed projects, an extension to an existing home for a client who wanted some additional living space. Our client wanted to use this as a ‘rumpus room’ and install an indoor golf simulator. We have purposely designed and built this space with cathedral ceilings to allow for this.

We did encounter some challenges during this job, which required resource consent due to the design breaching conditions regarding boundary set backs and total land coverage. We were able to work through the process of applying for and obtaining resource consent to ensure our client was able to proceed with the project.

We hope our client enjoys this unique and functional new space!

On this job we squared off the front of the house adding a new dining area, which linked the separate kitchen with the lounge creating an open plan living space. The old concrete roof tiles were replaced, a second toilet added, new double-glazed windows, an island bench and painting and flooring throughout has refreshed this older home nicely.
Through good planning, not only did we stick to our pre-start construction program, but we completed the work 10 days ahead of schedule.
